Marianna Commons
Marianna Commons, LLC, is a Florida limited liability company and Grace Realty Group affiliate, formed in 2007 to purchase a 102,000 square foot shopping center situated on 13.4 acres of land. The property was purchased for $16.62 per square foot. The replacement cost is estimated at over $90 per square foot, plus the land. The property is located close to Interstate 10 in the Florida Panhandle, approximately 50 miles west of Tallahassee.

Built in 1973, the property is undergoing extensive exterior refurbishment, with funding from Grace's financial affiliate, The Grace Fund, LLC for acquisition and redevelopment. Plans include the replacement of the parking lot and roof, a new facade, signage and landscaping. Additional sums will be spent on interior buildouts in an amount dependent on the needs of the new tenants, who are all in medically related businesses.



Chipola River, LLC

Chipola River, LLC, is a Florida limited liability company and Grace Realty Group affiliate, formed to purchase a 93,600 square foot former Wal-Mart store situated on 8.25 acres of land. The property is located less than a mile from Marianna Commons.
In 2003, Wal-Mart sold the property to Sallie Mae, the student loan company, who remodeled the building at a cost of over $2,000,000, converting it into a 900-station, Class A call center. Sallie Mae operated the call center for several years when the decision was made to vacate and sell the property.

On June 2, 2008, the property was purchased from Sallie Mae by Chipola River LLC for $19.76 per square foot. Replacement cost is estimated at over $85 per square foot, plus the land. Built in 1987, the building needs almost no exterior improvement. The interior simply needs to be partitioned for new tenants. Part of the Acquisition and Development financing for Chipola River came from Grace's financial affiliate, The Grace Fund LLC, who will also advance funding for the interior work to be done.



Privata Townhomes Miami Beach

A Grace Realty Group affiliate has Joint Ventured the Privata Townhomes Miami Beach project with Akron Development of Fort Lauderdale. The world class, award winning and ultra-luxury ocean-access waterfront project consists of forty-three, four story units. The project is first class in every respect, with marketing efforts targeting yacht owners who enjoy stepping out their back door and onto their boat.

The project is currently under construction. Amenities will include imported Italian kitchen cabinets with marble counter tops, a rooftop barbeque and spa facility just off the master bedroom, inside parking for two, wall-to-wall glass overlooking the Bay and each unit has its own elevator. Twenty-five units have their own deeded dock, which can accommodate a fifty foot boat, and eighteen units overlook the Normandy Golf Course and Sports Park. Privata also has a community pool with changing cabanas. Prices range from $900,000 to $1,860,000.


PRIVATA LAS OLAS
The Privata Las Olas project is a Joint Venture between our affiliate, Privata Equity LLC and Akron Development, Inc. of Fort Lauderdale. The project consists of twenty-four apartment units situated on 290 feet of ocean-access waterfront property on an island named Isle of Venice in Fort Lauderdale, Florida, in the heart of the famous Las Olas district.

The world class project will undergo extensive remodeling, ultimately converting to sixteen ultra-luxury units to be sold as timeshares. Each unit will have its own dock that can accommodate 50-foot boats.
